I love selling online, but have had the opportunity to start having estate sales for people as well. I have been told I may need an appraisal license. Am I required to obtain an appraisal license, & if so, what/where are the requirements for getting one? Thanks so much, I appreciate any help getting started with this. I had no idea where to ask except here.

Hi - my guess is, it will depend on where you live. That is probably covered by some state or local laws, and you'd have to check with the local authorities. Otherwise, go to some estate sales in your area this weekend, and see if some friendly sale manager will give you some info. I know some around Atlanta I'd ask, but I know others I would not ask for anything

It does depend on where you live and it is a pretty severe penalty to conduct an Estate Sale with the proper liscence in some places. In some state you have to have a Real Estate Liscence to COnduct Estate sales and Some an Apprasal. You can bet you a required some sort of liscence it's just a matter of what and how much they cost.

There are few other people who do it in this area, & they are the sort I don't dare ask. They wouldn't tell anyway. That is one reason I think I will do well - the "ladies" who do it here are an odd lot - they are happy to take your money, but aren't necessarily fair or honest, & are on the snobbish side. They definitely will not welcome competition, & I expect will not give advice.

If you call your local chamber of commerce they can tell what you need and where to get the information needed as far as requirements go.

If you go to the local courthouse where they do assumed names / sales tax and register corperations and such for your county and state they can peobably help you also.

Have you done a web search for your state and estate sales and licenses adding different words?

Your state's Secretary of State office should be a very reliable source of info (well, except if you live in FL, perhaps).

Something you may not have considered. My favorite antique store owner conducts about 6-10 estate sales a year on site at the client's home. She had the good sense to purchase a general liability policy when she started. This is the same dealer that recently appeared on Judge Mills Lane courtroom show when some guy damaged an $850 doll in her shop last Labor Day. Anyway, she's having an estate sale 3 years go when a 75 year old lady in high heels falls at the home's entranceway and breaks a hip and leg. The injured party sued both the homeowner's policy and the estate and the dealer holding the estate sale. Three years of defense litigation can't be cheap apart from any possible settlement.

If you need an appraisers licence you will undoubtably need to take an appraisers course. American Society if Appraisers is one of the largest in the US. Write to them and request a catalog at:

American Society of Apprasiers
555 Herndon Parkway Suite 125
Herndon, VA 20170
or call 800-ASA-VALU

Also, if you are appraising and selling eatates it would be a good idea to incorporate. All liability is limited to the corporation. You can also purchase liability insurance.
Check with your local authorities as other posters have suggested. I am sure the laws will vary from state to state.
Good Luck.

To Kudzurose:

We also live in the Atlanta area (actually in Commerce). Are there any estate auctioneers you would recommend? We are constantly searching so maybe you'd be good enough to share with a fellow southerner.

Email us at [email protected]

Thanks bunches!!

Thanks for all of the great advice! I am going to call my local COC this morning, & go from there.
I especially appreciate the advice on liability - very good ideas.
