what if there really are aliens, they live on the moon and we just don't know it. They're gonna be pissed when they find out were selling their land lol

And of course we know the value of treaties. Just ask the native Americans. They last as long as the circumstances that created them.
The first people who get to the moon with a couple assault rifles and a good mobile antiaircraft (antispacecraft) system will own the real estate they are on as far out as the envelope of their missle or artillery system.
Edited to say I could not remember what escape velocity was from the moon so I looked it up - 1,431 mph Now 1mph = approx. 1.5 feet per second so escape velocity on the moon is about 2,146 fps. Well within the range that can be generated by conventional firearms! So whoever gets a foothold on Luna will be very hard to displace. A satillite spotting system would allow one artillery site to control the entire surface.
