Do you ever use the reserve auction for items you wouldn't mind keeping?
I have some items that I really do not care if they sell or not. We live in a very very small apartment so I cannot keep too much of what I buy.
On certain items I will set a reserve and if it sells for that much I can let go but still may kick myself later because I loved it that much.
Right now I have a dollhouse that is almost 3' long and over 2' high with all the furniture included. It is made of wood with a cedar shingle roof. The kind I really wanted as a little girl. I hate to give it up but there is just no room for things this large.
Am I the only seller who feels this way or does this?

There have been a couple of things that I listed w/high opening bids with the idea that if I didn't get at least that, the item was mine - but at least I tried to sell it.
Also, my gra'ma was an antique dealer, so I'm kind of used to homes whose furnishings are "moving inventory" (she would sell almost anything for the right price) - so maybe keep the dollhouse for now, and when the glow wears off of it for you, put it up for sale.
Just a hint... Dollhouses can be very difficult and expensive to ship. After all, they are generally somewhat fragile.
I made a small one (about 16 x 16 x 12) to send to my DIL across the country. Because of the size UPS charged the 30 pound rate. Also, it had to be double boxed, which I had done professionally. Ended up costing over $50.00.
Oh, yeah, it arrived with just a bit of very minor damage (front door came off the hinges). Of course the shipping people (MBE) said they would have to see it... Humph! So much for them!
Be aware and check your potential shipping cost before you list it.
